A. The parties
1. About these terms
1.1 Who we are. bookhome.ge is run by Geniuses Recruiting LLC, a company registered in Georgia under identification code 405728930, with its registered address at Paliashvili St., Tbilisi, Georgia ("we", "us"). You can reach us at [support email].
1.2 What these terms cover. These terms apply when you use bookhome.ge to request or book a stay in an apartment, pay online, cancel, message an owner, or use your booking page and the welcome guide. "You" means the guest who makes the booking. Owners have their own terms.
1.3 How you accept them. You accept these terms by ticking the box at checkout, or on a payment-link page, before you book or pay. The same box accepts the apartment's house rules and cancellation rule. The version you accepted applies to that booking. We may change these terms for future bookings, but a change never applies to a booking that is already confirmed.
1.4 Guests who booked another way. Some guests get a booking page or a welcome-guide link from bookhome.ge but did not book here: the owner entered the booking by hand, or the booking came from Airbnb or Booking.com. For these guests, only clauses 15, 16 and 18 apply, and only while they use those pages. If such a guest pays through a payment link (clause 6.5), all of these terms apply from that payment.
1.5 What makes up your booking. Your booking is made up of:
- (a) these terms;
- (b) the apartment's house rules;
- (c) the apartment's cancellation rule;
- (d) the booking details shown at checkout and on your booking page: dates, check-in and check-out times, guests and price breakdown.
If the house rules conflict with these terms or with the cancellation rule, these terms and the cancellation rule apply.
Your booking keeps the check-in and check-out times, the cancellation rule and the house rules that applied when you booked or sent your request. If the owner changes them later, the change applies only to new bookings.
1.6 Languages. These terms are available in English, Georgian and Russian.
1.7 Who can book. You must be at least [18] years old and able to make a binding contract. You book for everyone in your group, and you make sure that they know and follow the house rules.
2. Who you contract with
2.1 Your stay is a contract between you and the owner. "The owner" is the person or business that offers the apartment on bookhome.ge. We name them on your booking page and on your receipts. The owner may act through co-owners or managers who help run the apartment. The owner need not be the legal owner of the apartment.
2.2 We are not a party to your stay. We do not own, rent out, manage or inspect apartments. We run the website and its booking tools, messages, booking pages and welcome guides. On apartments with online payment, we also collect payments for the owner (clause 3).
2.3 What the owner is responsible for. The owner is responsible for the apartment and your stay, including:
- (a) the apartment's description, photos, facts and prices;
- (b) the house rules and the cancellation rule;
- (c) the welcome guide, the keys and the access codes;
- (d) the condition and safety of the apartment;
- (e) the owner's own tax, registration and other legal duties.
2.4 "Verified owner". An owner shown as "Verified owner" has given us an ID document, a bank account (IBAN) in their own name, and proof that the apartment exists, such as a link to its Airbnb or Booking.com listing. Only verified owners can take online payments. The badge does not mean that we inspected the apartment or that we guarantee the stay.
2.5 The owner's name. Before you book, we show the owner's first name only. Once your booking is confirmed, your booking page shows the owner's phone number and messenger links, and your receipts give the owner's full name.
2.6 Translations. Owners write in English, Georgian or Russian. We translate their texts into the other two languages automatically and label them "Translated automatically". You can always open the original. If a translation differs from the original, the original applies.
3. Our role in payments
3.1 We collect online payments as the owner's agent. On apartments with online payment, the owner has appointed us to collect guests' payments on the owner's behalf. When you pay online, by card or in crypto, you pay us, and we receive the money for the owner.
3.2 Paying us counts as paying the owner. When we receive an online payment, you have paid that amount to the owner, even before we pass it on.
3.3 When the owner gets the money. We keep the money we collect until at least 24 hours after check-in. Then we pass it to the owner, minus any refund due to you and minus our commission. If a refund becomes due after we have passed the money on, we still send it to you.
3.4 No booking fees. No booking fees: you pay the owner's price. The owner pays us a commission on the money we collect. You pay nothing extra for it.
3.5 Receipts. We give you a receipt for every online payment. The receipt says that Geniuses Recruiting LLC collected the money on behalf of the owner. It is not the owner's invoice for the stay; ask the owner if you need one.
3.6 Money you pay the owner directly. Money that you pay the owner in cash or by bank transfer does not pass through us. We do not receive, hold or refund it, and we do not give receipts for it.
B. Booking
4. How booking works
4.1 Three ways to book. Each apartment uses one of three booking modes. The button on the apartment page shows which one:
- (a) "Request to book": you send a booking request, and the owner confirms or declines it (clause 4.4);
- (b) "Book": instant booking without online payment (clause 4.5);
- (c) "Book and pay": instant booking with online payment (clause 4.6).
4.2 Stay rules. The calendar lets you choose only stays that meet the apartment's rules:
- the minimum and maximum number of nights;
- how far ahead you can book (at most 12 months);
- how soon before check-in you can book;
- the maximum number of guests. Children of any age count as guests.
4.3 Your details. At checkout we ask for:
- your full name;
- your email address;
- your phone number with its country code;
- your country of residence;
- the number of adults and children.
You can also give your arrival time and a message to the owner. We do not ask for a passport or ID. Your details must be true and complete. Use an email address that you read, because everything about your booking goes there.
4.4 Booking request.
- (a) You send a request and pay nothing on bookhome.ge. Once you have confirmed your email address (point (c)), and while the owner decides, nobody else can book those dates on bookhome.ge.
- (b) The owner confirms or declines. If the owner does not answer in time, the request expires. Time runs out 24 hours after you confirmed your email address, or at your check-in time if that comes first. Your booking page shows the exact time, for example "Owner answers by 15:20, 7 Oct (Tbilisi time)". You cannot send a request less than 2 hours before your check-in time; we show "Too close to check-in to send a request".
- (c) We ask you to confirm your email address by opening a link that we send you. The owner sees your request only after you confirm it, and your dates are held for you only from then. If you do not confirm it within 24 hours of sending the request, or before your check-in time if that comes first, the request expires and the owner never sees it. If someone books the dates before you confirm, your request ends, and we tell you. Until the owner confirms your request, your dates are not blocked on other websites where the apartment is listed, so someone could book them there.
- (d) A request is not a booking. Your booking, and your contract with the owner, starts when the owner confirms. We then email you. If the owner declines or the request expires, there is no booking, you owe nothing, and the dates are released.
- (e) You can withdraw your request before the owner answers (clauses 9.1 and 9.5).
4.5 Instant booking without online payment.
- (a) Your booking is confirmed, and your contract with the owner starts, when you complete checkout and we show you the confirmation.
- (b) You pay the whole price to the owner directly (clause 6.4).
- (c) The door details in the welcome guide wait for the owner's approval (clause 16.3).
4.6 Instant booking with online payment.
- (a) When you complete checkout, your dates are held for you for 30 minutes. Nobody else can book them on bookhome.ge in that time. Held dates are not a booking.
- (b) Pay the prepayment or the full amount by the time shown on the payment page, for example "Pay by 14:32 (Tbilisi time)". You can pay by card or in crypto (clauses 7 and 8).
- (c) Your booking is confirmed, and your contract with the owner starts, when your payment is confirmed: by Paysera for a card payment (clause 7.4), or on the network for crypto (clause 8.6). Coming back to bookhome.ge from the payment page does not confirm the payment by itself.
- (d) If no payment arrives in time, your dates are released. A payment that arrives later goes to review (clause 7.5).
- (e) There are exceptions to the 30 minutes. If you started a card payment in time, we may hold the dates a little longer while we check the payment with Paysera. If a USDT payment is seen in time, your dates stay held until it is final, for up to 1 hour after it was seen; after that, it goes to review as a late payment (clause 7.5). If a Bitcoin payment is seen in time, your dates stay held while the network confirms it, for up to 6 hours (clause 8.6). If we cannot check a crypto network for a while, your dates stay held until we have checked that network up to your deadline, for at most 2 hours more.
- (f) While your dates are held for payment, they are not yet blocked on Airbnb, Booking.com or other websites. If someone books them there before your payment is confirmed, your payment goes to review, and we refund it in full if the owner cannot keep the dates (clause 12).
- (g) If you start a new checkout for the same apartment while your dates are held, you can continue with the open booking or start over. Starting over releases the held dates.
4.7 Limits and refusals. You can have only one open booking request or unpaid booking per apartment at a time, and two in total. We count them by email address, phone number, device and internet connection. We may refuse a booking without giving a reason, for example to prevent fraud or abuse, or under clause 17.
4.8 Dates taken during checkout. If someone else books the same dates before you complete checkout, we tell you, and you can choose other dates.
4.9 Changes. You cannot change the dates or the guests of a booking on bookhome.ge. Ask the owner. A change can mean that you cancel under clause 9 and book again.
4.10 If we take an apartment offline. If we suspend an apartment, its page goes offline and it takes no new bookings. Confirmed bookings stay valid.
5. Prices and discounts
5.1 Currency. Each apartment is priced in Georgian lari (GEL) or in US dollars (USD). Online payments are charged in that currency. Any conversion into another currency that we show is approximate and for information only.
5.2 What the price is made of. The owner sets:
- (a) a price per night for the whole apartment, which covers up to a stated number of guests. Prices can differ by date, and Friday and Saturday nights can have their own price;
- (b) if the owner chooses, a charge per extra guest per night above that number. Adults and children both count;
- (c) if the owner chooses, a one-time cleaning charge.
5.3 The total. Before you book, we show a full price breakdown and the total for the stay. No booking fees: you pay the owner's price. Your bank, card issuer, exchange or wallet may charge you its own costs, for example to convert currency or to send crypto. These costs are not part of the price, and you pay them.
5.4 How we show money. When part of the price is paid online, we always show the money in the same order: Total · Pay now online · Pay the owner on arrival.
5.5 Price changes. Prices can change until you complete checkout. If the total changes while you check out, we show you the old and the new totals and ask you to confirm again. When your booking is confirmed, its price no longer changes.
5.6 Discounts. An apartment can have up to two long-stay discounts, for example 10% off from 7 nights. Owners can also give promo codes. A promo code works only if its conditions are met when you book: the apartments it covers, the stay dates, the expiry date, the number of uses and the minimum number of nights. Every night of your stay must fall within the code's stay dates. A code for a fixed amount works only for apartments priced in the currency of that amount.
5.7 One discount per booking. Only one discount applies to a booking. If a long-stay discount and a promo code both apply, we use the one that saves you more and tell you which one we used. If both save the same amount, the long-stay discount applies. Discounts apply to the nightly prices and the extra-guest charges, not to the cleaning charge. A discount is never more than the nightly prices and extra-guest charges together.
5.8 Codes from people who recommend an apartment. People who recommend an apartment sometimes give out its promo codes, and the owner may pay them a commission. This does not change your price.
C. Paying
6. Prepayment and balance
6.1 Prepayment. On apartments with online payment, you must pay a prepayment online when you book. The prepayment is a percentage of the total after any discount. The owner sets the percentage, and we show it before you book. You can choose to pay the full amount online instead.
6.2 Balance. The balance is the total minus what you paid online. You pay it to the owner directly, not through us, unless the owner sends you a payment link (clause 6.5).
6.3 Example. Total $944.50 · Pay now online $283.35 (a 30% prepayment) · Pay the owner on arrival $661.15.
6.4 How and when you pay the owner directly. The owner tells you how to pay them directly (cash or bank transfer), in which currency and when. You see these instructions at checkout, on your booking page and in your confirmation email. If the owner gives no time, you pay on arrival.
6.5 Payment links. The owner can send you a link to pay online through us, for example to pay the balance. A payment link works until the first of these:
- your check-in;
- the owner sends a newer link for the same booking;
- the booking is cancelled.
You accept these terms again on the payment-link page. We treat the payment like any other online payment.
Anyone who has a payment link can pay through it and open your booking page, so keep it private, like your booking link (clause 15.2). If the owner gave us no email address for you, the payment page asks for one, and we send your receipts and your booking link there.
6.6 Apartments without online payment. On these apartments, you pay the whole price to the owner directly (clause 6.4). Nothing is paid through bookhome.ge.
6.7 If you do not pay the balance. Paying the balance is part of your contract with the owner. If you do not pay it as agreed, the owner may [refuse check-in or cancel the booking].
6.8 Pay the online part only on bookhome.ge. Pay prepayments and payment links only on bookhome.ge payment pages. We never ask you to send them to a bank account, card or crypto address given in a message or by phone.
7. Payment methods and reviews
7.1 Methods. You can pay online:
- (a) by card, through Paysera;
- (b) in USDT on TRON (TRC20);
- (c) in USDT on TON;
- (d) in Bitcoin (BTC).
Not every method is always available. We may hide a method, for example while a network is slow, while we have no current exchange rate, or when the owner cannot receive crypto.
7.2 Who charges you. Geniuses Recruiting LLC charges your card, through Paysera, on behalf of the owner. The payment page says "Charged by Geniuses Recruiting LLC for bookhome.ge on behalf of [owner's first name]". Your card statement shows "[BOOKHOME.GE]". [D33. Paysera confirms the statement name. D33 proposes "Processed by …" where the status matrix and designs say "Charged by …"; see question 3.]
7.3 Card payments. You pay on Paysera's secure page. We do not see or store your full card details. We charge your card in the apartment's currency, and your bank may convert the amount into your card's currency at its own rate. [Paysera's own terms may also apply.]
7.4 When a card payment counts. A card payment counts as received only when Paysera confirms it to us. While you wait for that, do not pay again.
7.5 Payments we check by hand ("review"). We check a payment by hand if:
- (a) it arrives after the time to pay ran out;
- (b) it is less or more than the amount due;
- (c) it is in a different currency from the one we charged;
- (d) it is a second payment for the same thing;
- (e) the dates are no longer free when it arrives; or
- (f) the booking can no longer take a payment, for example because it was cancelled.
While we check a payment, your booking is not confirmed, unless it was confirmed before. If the payment arrived on time, we keep your dates for up to 12 hours while we check it, unless it is a crypto payment that arrived short (clause 8.3). Once we have matched the payment to your booking, your booking page shows why it is in review, for example "Your payment was 1.00 USDT short". We email you within 12 hours. If the dates are still free and we can accept the payment, we confirm your booking. If not, we refund the payment in full. We always refund a second payment, and any amount above the amount due. We never accept a card payment that is less or more than the amount due: we refund it in full. Clause 8.3 says what happens to a crypto payment that arrives short.
7.6 No later charges. We charge your card only for payments that you make yourself on our payment pages. We never charge it later for damage, extras or anything else.
7.7 Card disputes. Please contact us before you dispute a card payment with your bank.
8. Crypto payments
8.1 What we accept. We accept only USDT on TRON (TRC20), USDT on TON and Bitcoin (BTC). For USDT, we accept only the official USDT token on each network, and we ignore tokens that only look like it. Crypto goes to wallets that we control.
8.2 The amount. When you choose a network, we convert the price into a crypto amount:
- (a) a GEL price is converted into US dollars at the National Bank of Georgia's official rate for the day;
- (b) 1 USDT counts as 1 US dollar;
- (c) Bitcoin is priced at a public exchange rate;
- (d) each conversion is rounded up to the smallest unit.
The amount stays fixed until the payment deadline.
8.3 The exact amount. For USDT, we may add up to 0.99 USDT to the price so that we can recognise your payment; usually it is a few cents. For example, you send 283.37 USDT for a price of $283.35. This addition is part of your payment, and any refund includes it. For Bitcoin, we give you an address that is used only for your payment. Send the payment so that the exact amount arrives. If you pay from an exchange, add what it deducts for the withdrawal. A different amount goes to review (clause 7.5), and once we have matched it to your booking, your booking page tells you by how much it was short or over. If your payment was short, do not send the difference. We never accept a short payment, however small the difference:
- (a) We refund the full amount we received, in the coin you paid with, and we pay the network cost of sending it back (clause 8.9).
- (b) A short payment does not confirm a new booking or keep its dates. To book, start again and pay the full amount.
- (c) If your booking was already confirmed, for example because you are paying the balance through a payment link (clause 6.5), it stays confirmed. Pay the full amount again through the payment link while it works.
8.4 The right network. Send only on the network shown on the payment page. Money sent on another network, in another coin or to another address can be lost. We are not responsible for that loss. If such a payment reaches us, we may try to return it, minus our costs, but we do not promise to. After you paste the address, check that it matches the address on the payment page.
8.5 The time limit. Your payment must appear on the network before the payment deadline, for example "Send by 14:32 (Tbilisi time)". The deadline is 30 minutes after you completed checkout, not 30 minutes after you chose crypto, so have your wallet or exchange ready. We go by the time recorded on the network, not by the time we notice the payment.
8.6 When a crypto payment confirms your booking.
- (a) USDT: when the network shows the payment as final, usually within a few minutes. If it is not final within 1 hour after we first saw it, your dates are released, and the payment goes to review as a late payment (clause 7.5).
- (b) Bitcoin: when the payment has 2 network confirmations. If the payment was first seen in time, your dates stay held while the network confirms it, usually for less than an hour. If it does not get 2 confirmations within 6 hours after it was seen, your dates are released and the payment goes to review (clause 7.5).
8.7 If the time ran out but you already sent the payment. Do not send it again. Tell us on the payment page with "I already sent it"; we find the payment ourselves. We match the payment and email you within 12 hours. If the dates are no longer free by then, you get a full refund in the coin you paid with (clause 8.9).
8.8 Crypto risks. You cannot reverse a crypto payment after you send it. You pay the cost of sending it. The Bitcoin price can change while you pay, but your amount stays fixed until the deadline.
8.9 Crypto refunds are in the coin you paid with.
- (a) We send every crypto refund in the coin you paid with: USDT for a USDT payment, on the same network, and Bitcoin for a Bitcoin payment.
- (b) You get back the same share of the coin we received as the share of your payment that is refundable. We use no exchange rate, even if the apartment is priced in GEL. For example, if all of your payment is refundable, you get back all the USDT or Bitcoin you sent.
- (c) The value of Bitcoin can change between your payment and your refund, so the Bitcoin you get back may be worth more or less than when you paid. That change is yours.
- (d) You give us an address for that coin and network, a USDT address on the network you paid on or a Bitcoin address, and you confirm it with a code that we email to you (clause 15.4).
- (e) We pay the network cost of sending the refund.
- (f) Check the address carefully. A refund sent to the address you confirmed cannot be recovered.
8.10 Legal checks. We may refuse, hold or return a payment where the law requires it, for example for sanctions or anti-money-laundering reasons.
D. Cancelling
9. Cancelling your booking
9.1 How to cancel. You cancel on your booking page with "Cancel booking". Before you confirm, we show you the refund amount, the method and the timing. To confirm, you enter a 6-digit code that we email to the booking address. Your cancellation takes effect when you enter the code.
9.2 The apartment's cancellation rule. Each apartment has one cancellation rule, which the owner sets. We show it on the apartment page, at checkout, on the payment page and on your booking page, and you accept it at checkout. Your booking keeps the rule that applied when you booked (clause 1.5). The rule is one of these:
- (a) free cancellation until a deadline, shown as "Free cancellation until the end of 9 Jan 2027 (Tbilisi time)";
- (b) "Non-refundable".
9.3 The deadline. The deadline is midnight (00:00, Tbilisi time, GMT+4) at the start of the date that is the number of days in the rule before your check-in date. So you can cancel for free until the end of the day before that date. For example, with check-in on Sun 17 Jan 2027 and a 7-day rule, free cancellation ends at the end of 9 Jan 2027, and we show "Free cancellation until the end of 9 Jan 2027 (Tbilisi time)".
9.4 Refunds when you cancel a booking paid online.
- (a) You cancel before the deadline: we refund everything you paid online.
- (b) You cancel after the deadline: we do not refund the prepayment, but we refund everything you paid online above the prepayment.
- (c) The rule is "Non-refundable": we do not refund the prepayment, but we refund everything you paid online above the prepayment.
- (d) In all cases, you no longer owe the owner the balance.
Example: the total is $944.50, the prepayment is 30% ($283.35), and you paid the full amount online. If you cancel before the deadline, we refund $944.50. If you cancel after the deadline, we refund $661.15.
9.5 Bookings without online payment. You can withdraw a booking request, or cancel a booking without online payment, at any time before check-in. This costs nothing on bookhome.ge. If you paid the owner anything directly, ask the owner about it: we cannot refund money that we did not receive.
9.6 After check-in. You cannot cancel online after the check-in time. To end your stay early, contact the owner. If you leave early, you have no right to a refund unless the owner agrees to one.
9.7 If you do not arrive. If you do not arrive and did not cancel before the check-in time, you get no refund.
9.8 No other right to cancel. Your booking is for accommodation on set dates, so you can withdraw from it only under this clause 9.
10. Refunds: how and when
10.1 We send refunds without being asked. We calculate every refund under these terms and send it to you.
10.2 Method and currency. A card refund goes back to the card you paid with, through Paysera, in the currency you paid. A crypto refund is sent in the coin you paid with (clause 8.9). If you made more than one payment, we refund the most recent payment first.
10.3 Timing.
- (a) Card: we send the refund within 7 days. Your bank can take up to 10 more days to show it.
- (b) Crypto: we send the refund within 7 days after you confirm your refund address.
- (c) Where these terms use business days (clause 20.2), they are [Monday to Friday, except public holidays in Georgia].
10.4 We tell you. When we send a refund, we email you the bank reference or the transaction ID.
10.5 Currency differences. We refund a card payment in the currency you paid, and a crypto payment in the coin you paid with (clause 8.9). If your bank converts the refund, the amount on your statement can differ from what you paid. We are not responsible for that difference.
11. Cancellation by the owner
11.1 Full refund. If the owner cancels your booking, we refund everything you paid online, in full, whatever the cancellation rule says.
11.2 Money paid directly. The owner must return any money that you paid them directly. We cannot refund it, because we did not receive it.
11.3 We tell you. When the owner cancels, we email you the refund amount and when to expect it.
11.4 Other costs. We are not liable for such costs (clause 19).

12. Double bookings from calendar sync
12.1 Why double bookings can happen. Many owners also list their apartment on Airbnb or Booking.com, and we exchange calendars with those websites. We read their calendars every 5 minutes, but they read ours on their own schedule, sometimes only every few hours. Until they read it, the same dates can be booked on two websites. On bookhome.ge itself, two bookings for the same dates are not possible.
12.2 What happens. When we find an overlap, we alert the owner at once. The owner decides how to resolve it and must tell you without delay.
12.3 What you get. If the owner cancels your booking because of a double booking, clause 11 applies: we refund everything you paid online, and the owner returns anything you paid directly. If your payment arrived after someone booked the dates on another website, your payment goes to review (clause 7.5), and we refund it in full if the owner cannot keep the dates.
E. During the stay
13. House rules and your obligations
13.1 House rules. The owner's house rules are part of your contract with the owner, and you accept them at checkout. Your booking keeps the house rules you accepted, even if the owner changes them later (clause 1.5). Next to the checkbox, we link to the house rules in the language the owner wrote them in.
13.2 What you and your group must do.
- (a) Bring no more guests than your booking allows. Children of any age count.
- (b) Arrive and leave at the check-in and check-out times, unless the owner agrees to other times.
- (c) Follow the house rules and the law.
- (d) Take good care of the apartment, and leave it as you found it, apart from normal wear.
- (e) Tell the owner promptly about any damage or fault.
- (f) Do not sublet the apartment, and do not let anyone outside your group use it.
13.3 Damage. You are responsible to the owner for damage that you or your group cause. Any claim is between you and the owner. We do not take damage deposits, and we never charge your card for damage.
13.4 Breaking the rules. If you seriously break the house rules or these terms, the owner may [ask you to leave], as far as the law allows.
13.5 Problems during the stay. Contact the owner first. Once your booking is confirmed, the owner's phone number and messenger links are on your booking page. For payments and refunds, contact us (clause 23).
14. Messages
14.1 Messaging the owner. To message an owner before you book, sign in with Google. You do not need an account to book.
14.2 Contact masking. Until you have a confirmed booking for the apartment, we hide phone numbers, email addresses and messenger links in messages, in both directions. We show "[shown after booking]" in their place. When your booking is confirmed, earlier messages show the hidden details. Email notifications about messages are masked in the same way.
14.3 Rules for messages. Messages are text only. Do not:
- (a) try to get around the masking, for example by writing a phone number in words;
- (b) send spam, threats, abuse or illegal content;
- (c) ask for or send online payments outside bookhome.ge (clause 6.8).
14.4 Blocking. An owner can block you from messaging them. We may also stop you from sending messages if you break these rules.
14.5 Messages are not private from us. To prevent abuse, our platform administrators can read any conversation on bookhome.ge. We log every read. Our privacy policy explains this.
14.6 Chat apps. After your booking is confirmed, you can also contact the owner on WhatsApp, Telegram or Viber. Those conversations are outside bookhome.ge: we do not mask, see or keep them.
15. Your booking link and one-time codes
15.1 Your private booking link. For each booking, we email you a private link to your booking page. The page shows:
- your booking, payments and receipts;
- the cancel button;
- the owner's contact details, once your booking is confirmed;
- the welcome guide, including the door codes, once the guide opens.
15.2 Keep the link private. Anyone who has the link can see everything on your booking page. Do not share or publish the link, and do not forward your booking emails. Share the guide only with the people in your group.
15.3 Using the link. When you first open the link, your browser stays signed in to your booking, and the page address shows only your booking reference, for example BH-7Q4K. That address alone does not open your booking in another browser. The link works on any device until 30 days after check-out, so you can still open your receipts after your stay; we also email you each receipt. If you lose the link, use "Find my booking". We send new links for every booking made with that email address, including unpaid bookings and requests, only to that address. The old links stop working, but devices that have already opened them stay signed in to the booking.
15.4 One-time codes. We email a 6-digit code to the booking address when you:
- cancel;
- give a crypto refund address;
- link bookings to your account.
Each code works once, for a short time shown on the screen. Never give a code to anyone. We never ask you for a code by phone, message or chat.
15.5 If someone else has your link or a code. If someone else has your link, use "Sign out other devices" on your booking page. It ends access on every other device and stops every earlier link for that booking, and we email you a fresh link. If someone else has a code, or you need help, contact us at once at [support email].
15.6 Your responsibility. Keep your email account secure. Unless we are at fault, we are not responsible for what someone does with your link or a code if you shared it or if they took it from your email account.
15.7 Guest accounts. If you sign in with Google, you see every booking made with your email address. The address must match exactly, apart from capital letters, so sign in with the address you booked with. If Google does not confirm that the address is yours, we first send a code to that address.
16. Welcome guide and access codes
16.1 What the guide contains. The owner's welcome guide gives:
- the exact address, with a map link;
- how to get in;
- the Wi-Fi network and password;
- parking, heating and appliances;
- check-out instructions;
- emergency contacts.
The owner writes the guide and is responsible for it.
16.2 When you see it. The guide appears on your booking page when your booking is confirmed. Its "Getting in" section, with the door, lockbox and alarm codes, opens 24 hours before check-in. The guide closes after check-out. Your booking page and receipts stay available until 30 days after check-out (clause 15.3).
16.3 Instant bookings without online payment. On these bookings, "Getting in" also waits for the owner's approval. It opens when the owner approves it, but not earlier than 24 hours before check-in. If you arrive soon and the section is still closed, call the owner.
16.4 Codes are never emailed. We show the Wi-Fi details and the door, lockbox and alarm codes only on your booking page. We never email, translate or log them, and we never send them to anyone else. Two days before check-in, we email you a reminder with a link to the guide[, the address and the check-in time].
16.5 Plan ahead. Open the guide before you travel and keep the page open: mountain signal can be weak. If you opened the link inside an app such as Gmail or Telegram, open it again in your browser, for example Chrome or Safari, because the app may not keep the page. If you cannot get in, call the owner. In an emergency, call 112.
16.6 Keep the codes safe. Use the codes only for your stay and only for your group. Do not share the codes, and do not copy keys. Return keys as the guide tells you.
F. Legal and admin
17. Country restrictions
17.1 Countries we do not serve. We do not take bookings or messages from some countries, for legal reasons or because our payment provider does not serve them. The list can be different for each apartment, and it can change at any time.
17.2 How we check. We check the country of your internet connection, the country code of your phone number, and the country of residence that you give at checkout.
17.3 What you see. If a restriction applies to you, the apartment's dates show as unavailable, and we do not give a reason.
17.4 Do not get around it. Do not give false details or hide your location to make a booking. If we find that a booking breaks this clause, we may cancel it. We then refund what you paid online, unless the law requires us to hold it.
18. Personal data
18.1 Privacy policy. Our privacy policy at [privacy policy URL] explains how we use your personal data. In short:
- (a) We use the details you give at checkout, your messages, the country of your internet connection, and payment information from Paysera or the blockchain to run your booking.
- (b) When you book, or send a request and confirm your email address, the owner sees what they need to answer you, such as your first name, country, dates and number of guests. Once your booking is confirmed, the owner also sees your contact details.
- (c) Paysera processes card payments. Crypto payments are public on their blockchain.
- (d) Our platform administrators can read messages to prevent abuse, and we log every read.
- (e) We keep your data only for the periods that the privacy policy gives.
18.2 The owner's use of your data. The owner receives your data to provide your stay, and is responsible for how they use it.
18.3 Emails. We email you about your booking in the language that you booked in. We do not send you marketing without your consent.
18.4 Cookies. We use only the cookies that the site needs. For example, cookies keep your booking page open in your browser, remember your language, and remember for 30 days which link brought you to an apartment. Another cookie recognises your device for 30 days, for the limits in clause 4.7. The last two cookies hold only a random id.
19. Limits of liability
19.1 What we never limit. Nothing in these terms limits liability that the law does not let us limit, such as liability for intent or gross negligence. Nothing in these terms takes away your mandatory rights as a consumer.
19.2 We are not the host. The owner provides the stay, not us. We are not liable for the apartment, its condition or safety, its listing, the welcome guide, access to the apartment, or anything the owner does or fails to do.
19.3 Things outside our control. We are not liable for loss caused by:
- (a) crypto sent on the wrong network, in the wrong coin or to the wrong address, or crypto that arrives short because an exchange deducted something;
- (b) changes in crypto prices or exchange rates;
- (c) delays by banks, Paysera or blockchain networks;
- (d) double bookings caused by the calendars of other websites, beyond the refunds in clauses 11 and 12;
- (e) errors in automatic translations, when the original was available to you;
- (f) your sharing your booking link, a code or access to your email account;
- (g) short interruptions of the website.
19.4 Events that nobody controls. Neither we nor the owner are liable for failing to perform because of events beyond reasonable control, such as natural disasters, avalanches, road closures, power cuts or orders of the authorities.
19.5 Our maximum liability. For each booking, our total liability to you is limited to the amount that you paid through us for that booking. We are not liable for indirect loss, such as missed travel or other bookings.
20. Complaints and disputes
20.1 About the stay. Tell the owner first, during your stay if you can, so that they can put things right.
20.2 About us, payments or refunds. Email [support email] with your booking reference. We reply within [2] business days, and we aim to resolve your complaint within [14] days.
20.3 Disputes with the owner. We may help you and the owner find a solution, but we do not decide disputes between you. We can refund only money that we hold under these terms.
20.4 If you are still not satisfied. You can contact [the consumer protection body or mediation service in Georgia], or go to the courts of Georgia [Tbilisi City Court].
21. Governing law
21.1 These terms, and your contract with the owner, are governed by the law of [Georgia].
22. General
22.1 If a court finds that part of these terms is invalid, the rest still applies.
22.2 If we do not enforce a right at once, we do not lose it.
22.3 We may transfer our rights and duties under these terms to a company that takes over bookhome.ge. We will tell you, and your rights will stay the same.
